What is the rental process?
As we are a small family owned company, we take a very personal approach in our rental process. We like to talk to all of our applicants to make sure that our homes are a perfect fit for what you are looking for. Once we have a chance to talk and answer any questions you may have, that are not covered in this FAQ, we instruct you to fill out an application for your desired property so we can do background and credit check. After the background and credit check, and move in fees are paid, we will move to lease signing. We try to move through our process as quickly as possible and have digitized as much of it as possible to make it user friendly and efficient for everyone.
Are we pet friendly?
Yes! As you may have noticed on our listings, we are very pet friendly! All of our properties have fenced in yards to allow your fur babies with plenty of space to run around. We started our rental company on the premise that there was not enough pet friendly rentals in Auburn that were affordable and in close proximity to campus and wanted to provide a service that was much needed in the area. We also do not believe in penalizing our tenants for having pets with high pet fees, instead we require a fully refundable pet deposit that protects you and us from any potential damage your pet may cause.
How does the background/credit check process work?
We require that each occupant/co-signer (over age 18) complete a background and credit check. There is a $35 fee per application that is due prior to us completing the process. Our goal is to provide a safe and friendly living environment for our tenants. Our requirement for background checks are reviewed on a case by case basis, any violent felonies, fraud and other financial crimes are things we would need to know prior to running the checks. We do not want you to waste your time or money if there is something in your history that would cause you not to get approved. For credit checks, we also look at not only credit history, but also employment history, pay stubs and bank statements. We require a combined salary requirements to be a minimum of 3x the rent amount per year. i.e. $1000 rent would require at least $36k per year combined income. Employment history, savings and other factors will also play into that calculation and may require a higher income to qualify. Evictions, bankruptcies and judgements should be disclosed prior to applying. If you are a student or just building your credit history, we will require a co-signer to make sure that you will be able to meet the requirements of the lease if there was a change in your employment or education status. The co-signer would be required to go through the same background and credit process as the applicant.
What is required to sign a lease?
After credit and background checks clear, we can then move on to the lease signing process. We require a security deposit equal to 1 month of rent and First months rent at lease signing. Example: if rent is $1000 per month, you would be required to pay $2,000 at the time the lease is signed. If you have pets, we require an additional 1 month pet deposit, which would be due prior to move in. Your security and pet deposits are both refundable at the end of your lease if there is no damage to the property.
What is our COVID Policy?
The health and safety of our tenants is our primary concern. We are limiting in person showing of all properties until we go through a vetting process with all potential tenants. What does that mean for you? Well, we would love for you to look at this website and find the property you are interested in, look at the pictures and videos, the rent and the FAQs (which you are probably doing now). Once you have done so and are interested in moving forward, we would love to talk to you to answer any other questions you may have. We try to provide as much information on this website as possible to help you make your decision. After we talk to you and make sure that we are the right fit for you, we can schedule a digital walk through with our current tenants and yourself. This gives you a real time view of the property. Most of the time, this is enough for people to move forward. If you still require to see the property in person, we will work with the tenant to arrange a showing. We require all people who will be viewing the property to wear masks at all times and complete a COVID disclosure form prior entering the property.
